What Unattended Death Cleanup Involves
Removing the Source,
Not Masking It.
An unattended death is one of the few situations where the passage of time itself creates the hazard. Within days, decomposition releases fluids and gases that move downward and outward through whatever is beneath them. Carpet and pad absorb first, then subfloor, then the joist cavity below. On upper storeys, fluid frequently reaches the ceiling of the room underneath before anyone realises the extent of it. What is visible on the surface is almost never the full boundary of the affected area.
Odour behaves the same way. The compounds produced during decomposition are small, persistent and bond readily to porous material — drywall, insulation, upholstery, timber, ductwork. This is why air fresheners, ozone machines used alone, or replacing the carpet on its own fail so consistently. The smell returns within days because the source was never removed, only covered. Effective treatment means finding every material that has absorbed contamination, taking it out, and then treating what remains.
Our work begins once the scene has been released by the coroner or medical examiner. We assess how far contamination has travelled, including below floor level and behind baseboards, and mark a containment boundary before anything is disturbed. Affected porous materials are cut out and removed as regulated waste with a documented chain of custody. Structural surfaces are cleaned, treated with hospital-grade EPA-registered disinfectants at correct dwell times, then addressed for odour using vapour and hydroxyl treatment rather than masking agents.
We verify before we hand back. That means confirming the affected boundary has been fully removed, the area reads clean, and the odour has not simply been suppressed. You receive written documentation of the scope, the materials removed and the products used — the paperwork a landlord, estate executor or insurance adjuster will ask for, and which is difficult to reconstruct after the fact.
Most people calling us have just been told something no one prepares for, often by a police officer standing in their doorway. You do not need to be at the property, and you do not need to look at it. Give us access and a point of contact, and we will handle the rest and keep you updated by phone.
Why It Needs Specialists
What Makes This Different.
These are the factors that put unattended death cleanup outside the scope of any standard cleaning service, and the reasons a partial job tends to fail within weeks.
Contamination reaches subfloor, joists and often the ceiling below. Surface cleaning cannot reach it.
Drywall, insulation, upholstery and ductwork hold the compounds that cause returning smell.
Flies and larvae follow decomposition and spread contamination well beyond the immediate area.
Hepatitis B, hepatitis C and HIV can remain viable on surfaces and require certified handling.
Estates, landlords and insurers need a written scope, disposal records and product logs.
Every additional day widens the affected boundary and the volume of material to be removed.
How We Work
A Clear Process, Every Single Job.
You always know what happens next. Every project follows the same four stages, documented from first call to final handback.
Assessment & Planning
We inspect the site, identify every hazard, and give you a written scope and estimate before any work starts.
Containment & Safety
The affected area is isolated with controls, PPE and negative air where needed, so nothing spreads beyond it.
Removal & Decontamination
Contaminated materials are removed and disposed of in accordance with regulations, then surfaces are cleaned, disinfected and deodorized.
Verification & Handback
We verify the results, document everything for your records or insurer, and return the space ready to occupy.
FAQs
Frequently Asked Questions
We understand you may have questions. Here are answers to some of the most common questions about our cleanup and restoration services.
What types of cleanup services do you offer?
We specialize in biohazard/crime scene cleanup, hoarding cleanup, unattended death cleanup, drug exposure remediation, and move-in/move-out cleanouts. Our goal is to safely restore your space and provide peace of mind.
Are your technicians trained and certified?
Every technician is trained and certified in biohazard handling, bloodborne pathogen safety, and proper decontamination procedures, and works to strict industry protocols on every job.
How do you ensure safety and confidentiality?
We arrive in unmarked vehicles where requested, follow documented containment and disposal procedures, and treat every detail of your situation as private.
How long does a cleanup take?
Most jobs are completed within one to three days. Scope, property size, and the level of contamination determine the timeline, and we give you a clear estimate before we begin.
Is it safe to re-enter the space after cleanup?
Yes. We do not consider a job finished until the area has been fully decontaminated, deodorized and verified, so the space is safe to occupy again.
Do you work with insurance companies?
We do. We document the work thoroughly and can bill your insurer directly or supply the paperwork your adjuster needs.
What areas do you serve?
We serve Seattle, WA. That covers Duval County neighbourhoods from Riverside and San Marco to the Beaches and Northside, and everything south through Ponte Vedra, Nocatee, Julington Creek and St. Augustine.
How much does a cleanup service cost?
Cost depends on the size of the affected area, the type of contamination and the labour involved. We provide a free, no-obligation assessment and a written quote up front.
